Why the Hill Isn't the Beach Cities
I've spent nearly four decades in the South Bay making sense of changing real estate markets. Here's what today's numbers mean for you in Palos Verdes, and I'm talking about the whole peninsula.
Palos Verdes is a very interesting market to look at.
Being part of the South Bay marketplace, Palos Verdes doesn't necessarily operate the same way the beach cities do. The very first statistic shows it.
Homes for sale vs. homes sold
The number of homes for sale is dramatically different from the number that actually sold.
In 2026, at this moment, there were close to 190 homes for sale. Only about 60 of them sold.
That's quite a big gap.
Where are prices trending?
This is what people want to know.
Looking at average price per square foot, Palos Verdes is a distinct market. Prices skyrocketed during the pandemic in 2021, and then they held steadfast, maybe leaking down a little.
If you look back two, three, four or five years, the market may have peaked back then and slid down a little since.
But in the last quarter, we're starting to see a little recovery, a tick up.
So I think we're starting to see a little bit of a trend up right now in Palos Verdes.
The gap between asking price and sold price
Palos Verdes continues to lead the South Bay in the gap between what owners expect for their home and what it actually sells for.
I've seen that in real time. I've seen a home listed for close to $8 million because the owner really thought that's where it was going to land. There was maybe some evidence that it could. It ended up selling closer to $7 million, in the high sixes, on one specific house.
Another client is hoping to get $4.5 million. That home is probably going to sell for $3.8 million.
That's the gap between hope, expectation and reality. And it's not one single person having that experience. The entire market is moving this way.
Months of inventory: Palos Verdes vs. the beach cities
How does the South Bay market compare to Palos Verdes when it comes to months of inventory?
Palos Verdes is exceeding about three and a half months of inventory.
On a national level, that's not bad. It's pretty decent. It's a very average market, well balanced between buyers and sellers. Six months is considered fairly balanced, so three and a half months is definitely on the good side.
But compare that to the beach cities, which are closer to two and a half months of inventory.
So we definitely have a little more inventory on the market. It takes a little longer to get a home sold on the hill.
