October 2026 Manhattan Beach Real Estate Market Update: Low Inventory and the Highest Median List Price
Under 80 homes to pick from
The first thing I’m looking at is the number of homes for sale.
Currently, there are under 80 homes to pick from.
To give you some perspective, when I sit down with a client, they want to be in Manhattan Beach. They want a certain section of town, a certain size home and a certain price range. We end up whittling those 80 homes down to one or two homes to go look at.
That’s a challenge for homebuyers today. It can certainly be a plus for home sellers. But we are running at a low amount of inventory right now in Manhattan Beach.
Price per square foot: erratic
This next statistic is very confusing. I’ve just spent the last few hours studying Hermosa Beach, Redondo Beach, Palos Verdes and the South Bay in general.
The average price per square foot in Manhattan Beach is erratic. From quarter to quarter, it’s up, it’s down. It doesn’t know where it’s going to go.
Part of that is because Manhattan Beach is a small town, and one anomaly, a single high sale, can throw the average price per square foot up.
We also have moments in this town where inventory gets tight and multiple buyers are fighting. You have well-heeled buyers, whether they’re SpaceX buyers or business owners who just sold their company and had a liquidity event. They come in and make a significant purchase over the asking price, and next thing you know, the average price per square foot appears to have jumped up.
Then the next quarter, it’s down again. It’s erratic, but things are still leaning toward the higher end for Manhattan Beach.
Median list price: $5,625,000
Here is another interesting statistic. I’ve been in this market for almost 40 years, and I know what prices were when I started in this business.
The median list price is $5,625,000. That tells you the story.
It’s hard for locals. Their kids have graduated high school, have had families and want to buy in this market, and it’s tough with a median price of $5.6 million.
But for those who can afford to buy here, the continued demand in Manhattan Beach provides incredible stability in protecting your real estate assets.
This is the highest I’ve seen the median list price in Manhattan Beach, and it honestly still blows my mind.
