October 2026 Hermosa Beach Market Update: Sale Prices Are Beating Asking Prices

Right now there are around 45 houses on the market.

Hermosa Beach is a small town, so 45 homes isn’t a lot of houses when you’re thinking about a real estate market.

We peaked in 2019 with almost 70 homes for sale, but across the last 10 years, it’s a pretty stable market.

Price per square foot is at an all-time high

Here is an interesting statistic. Hermosa Beach is the only local beach city market I’ve been studying where this is a fact.

As of September 2026, the average price per square foot is at an all-time high.

That’s not the case for most markets. We see fluctuation over the years, especially in 2021 and 2022 when prices peaked. But the fact that Hermosa Beach is at its high point right now is very interesting. It tells us the demand for luxury homes in Hermosa Beach has increased.

There is a caveat. Because of the lack of inventory, we don’t have enough sales to pull the averages in line, so one anomaly high-end sale can move the number. A $13.5 million sale close to the beach took place recently, and that in itself can elevate the average price.

Sale prices are higher than asking prices

This one is crazy.

On the chart, the asking price and the sale price are two lines that have never crossed. The asking price is generally higher than what homes actually sell for.

For the first time in 2026, it reversed. We are seeing sale prices happening higher than asking prices.

Think about where we are. Interest rates are up, and all the news says the housing market is a little challenging. And right here, right now, in Hermosa Beach, we are seeing a seller-favored market, with prices exceeding what sellers are expecting.

It’s very unusual. But if you own a home in Hermosa Beach right now, I think you can put a smile on your face, because it’s doing pretty darn well.

Months of inventory

Months of inventory is a good way to test the market.

Right now, we’re just under three months of inventory.

That means if no other homes got listed for sale, we’d be out of inventory in three months. A highly balanced market between buyers and sellers is honestly closer to six months of inventory. Sitting at just under three months means we are stable, and that’s a healthy market.

The bottom line

Hermosa Beach looks like an excellent place to be buying and protecting your assets right now.
