October 2026 Redondo Beach Real Estate Market Update: More Homes for Sale, but Prices Are Holding
Homes for sale are at a 10-year peak
The first thing I’m looking at is the number of homes for sale in Redondo Beach.
We’re hitting about a current 10-year peak, with about 140 homes for sale.
Look back to 2022 on the chart and the number was all the way down, under 100, maybe around 70 houses for sale. So we have almost double the inventory we had in 2022. That’s when interest rates started to go up.
It’s a sign that buyers have more choices. But that only tells one piece of the story.
Price per square foot: a flat line
I love this chart on average price per square foot.
Prices started to go up back in 2016, with a steady rise and a big push during the pandemic in 2021 and 2022. And then it fell flat. It’s almost a flat line all the way through 2026.
That’s what’s interesting. We have increased inventory, but not a decrease in price. We have increased interest rates, but not a decrease in price.
What’s really happening is that there’s still enough demand to equal the supply of homes coming out, and that’s keeping prices stable in Redondo Beach.
Average prices: where reality set in
The third chart, the average price, is very interesting. It’s all over the place.
People were really pushing prices in 2022 and 2023. But it took a hard drop in 2024. I think reality started to set in.
Where are we right now? It has leveled off around $1,700 a square foot. We’re looking at single family homes in Redondo Beach, where prices are starting to settle down at $1,700.
Months of inventory
The final chart is months of inventory.
Look at the 10-year view. Other than 2021, when it dropped almost to zero, it’s been pretty stable at two to three months of inventory. That reflects a relatively favored market for sellers.
If you go to other markets across the U.S., even across Los Angeles, you’ll see six months, 12 months, even 18 months of inventory on the market. But in our little South Bay bubble, Redondo Beach specifically, we’re still running with two to three months.
What this means
We’re looking at a stable market.
If you’re selling right now, your prices are about the same as what they were three or four years ago.
If you’re buying right now, prices aren’t getting out of control. They’re not jumping up. But there’s still enough demand in the marketplace that if you see the right house, making a quick decision generally works in your favor.
That’s the report on Redondo Beach real estate today. If you have any questions or real estate needs whatsoever, feel free to reach out at any time.
